DEUS EX MACHINA

Putting the modern separation of workplace and home under the microscope, gave way to the idea of what if the program was such that allowed for residents to combine the two. Collector spaces that allowed the resident to set up his or her office at home. Tall ceilings that accommodated for the DIY culture. All a while, the ground plane is open to the public. These type of open space is becoming more and more scarce due to the exponential growth of Toronto. Activating the ground plane by leaving it developed and habitable at will. This provides a utopian space for the neighborhood organized programs. Farmers market, festivals, open space for musicians…  
Narrative through Program: 
20% retail: New Bazar: Out that 20%, 10% are smaller spaces which are cheaper to lease. This can tie back to the idea of supporting emerging markets. Through analyzing the current and future developments of area, one thing becomes significant, and that is spaces are easy to rent, cheap to rent and are easily accessible are disperse. This will create a deficiency in the area that my program is providing for. The idea of bazar comes to play, as the site is located near corridors that lead into Old Town, Pan Am Village, and Distillery District. 
25% residential: Although the surrounding area is overflowing with residential developments, there’s a deficiency for more loft / collector spaces. By having the building follow a very rational structure, the cost can be brought down.
15% residential office: Almost all of the current and future developments are lacking spaces that allow for professionals that set up offices at home. By analyzing the current interior of the most office spaces, and putting that in contrast with our residential places, one can notice that they are both beginning to resemble one another. Idea behind the residential office space is to provide a column free area that 
There’s also a thought given to maker or DIY generation. 
20% office: Deep floors allow for traditional office requirements. At the same time, some of these spaces will be divided into smaller spaces and eventually into desks which are rentable for professionals. 
10% Collaborative Spaces/10% light industry: These spaces are shared by all of the commercial spaces to breed cross pollination between different professions. 
Public spaces: sunken plaza, protected against the element by the fact that is below grade. This is main part of the connective tissue of the building. By analyzing the area, conclusion can be made, the area will be the host to a significant density within the next 5-10 years. Ground plane of the building has the potential to become a great publis space that acts as a node. As a fabric that connects the Old Town to the new developments, it can be the glue of the neighborhood.
